 I'm Dick Sells.  They call me Dr. Short Sale because of several reasons.  Number one, I am a Phd. and next, I have the prescription for solving your problem with distressed properties.  A Short Sale.  I have been helping people who are upside down in their homes because of the current downturn in the real estate market, for many years.  I help them get out of a situation where they owe more than their house is worth and they have a true hardship that makes keeping up with the current payments impossible.
